The construction of the fourth PRS investment, the largest in Wrocław, has started – nearly 500 flats for rent are being built on Białowieska Street. The estate is being built on a former railway site on the Odra waterfront. The general contractor for the investment is Eiffage Polska Budownictwo.
The estate on Białowieska Street will be the largest investment offering flats for rent in Wrocław. It is being built in the area of the Odra riverfront in Popowice, which is the geometric centre of Wrocław. Previously, the area had an industrial function – there was an infrastructure for the transhipment of materials between river and rail transport. Future tenants will be able to look up tp the river and the recreational areas that surround the development on the north side, and in the south the development will be surrounded by the Popowicka Glade Park. The area of the development will not be fenced.
We see tremendous value from transforming brownfield sites into accessible areas for residents. We are contributing to the revitalisation of a 4-hectare area at Białowieska Street and, as a result, it will be available not only to our tenants but to all Wrocław residents. In addition, the investment will open up direct access to the Odra riverfront, which has recently become a major tourist attraction in Wrocław. The estate on Białowieska Street will consist of 3 buildings with 9-10 storeys above ground and 1-2 storeys underground. The buildings divide the plot into 3 similar parts, and green areas and children’s playgrounds have been designed in the resulting courtyards between the buildings.
The project provides for 477 1- to 4-room flats. 549 underground parking spaces and 39 above-ground parking spaces are planned. The average square metre of a flat will be approximately 54.55 sq m. Nearly half of the flats will have 3 rooms, and around 40% will have 2 rooms. The development will also include studio flats (approx. 10%) and larger 4-room flats (approx. 5%). The flats will be equipped with built-in kitchens, whiteware in bathrooms and moveable furniture. Six commercial units are planned in the ground floors of the buildings. Construction is scheduled to be completed in the first quarter of 2028.
The project is being implemented in the BIM methodology comprehensively taking into account the entire life cycle of the building. The BIM execution models prepared by Group-Arch’s designers will be used and developed during construction by the general contractor. Thanks to the representation of the virtual models, it will be possible to eliminate assembly collisions and verify possible logistical collisions. In addition, the possibility of automatically generating estimates will make it possible to effectively verify the progress of the construction work. The works contractor will also prepare BIM as-built models to be submitted to the facility manager. Thanks to the management information contained in the model, we will have a complete database of the facility during its operation. The investment will be carried out in one stage, and the general contractor for the estate is Eiffage Polska Budownictwo.
