In the Warsaw district of Praga, in close vicinity to the newly-opened M2 station “Szwedzka”, Polish companies from the Eiffage group are implementing a new project in the residential construction sector. The project’s investor is Eiffage Immobilier Polska and Eiffage Polska Budownictwo is the general contractor.
The presale of apartments and penthouses has commenced in the new Warsaw investment project of Eiffage Immobilier Polska – “Stalowa 27”. The name of the project derives from the address where that modern tenement house is being developed. It will accommodate 56 one- or two-room apartments with floor areas ranging from 28 m2 to 58 m2, and 4 duplex penthouses. All apartments will have open or recessed balconies; on the top floor, adjoined to all penthouses, there will be recessed terraces with panoramic views of the city. In some one-room apartments, to make the best use of the limited floor area, separate bedroom spaces have been arranged, making a clear division between the living and sleeping area.
On the ground floor, one commercial premises with a floor area of 25 m2 will be available. In the inner courtyard, a green patio will be created for the use of all residents. The ground-floor apartments facing the patio will have fenced private gardens. Also, an indoor storage area for bicycles and prams/strollers will be provided. The entire building will be disabled-friendly.
All apartments and penthouses will be fitted out to a standard developer’s finish. Additionally, Eiffage Immobilier Polska offers extra services of an interior designer and specialised fit-out contractors. For buy-to-let investors, comprehensive letting and property management services will be available.
The modern tenement house “Stalowa 27” perfectly matches its surroundings – the original pre-war architecture and the historic character of Nowa Praga, one of the most up-and-coming areas in Warsaw. On the one hand, the district has retained the atmosphere of pre-war Warsaw with 19th and early 20th century tenement houses featuring inner courtyards and courtyard shrines, which survived the war almost intact. On the other hand, due to the extension of second metro line (M2) and the convenient proximity to major thoroughfares, the commute time to the city centre has significantly shortened. With its multiple art galleries, cafés, pubs and fancy restaurants, Praga is a popular destination for food and art lovers. The bohemian character of the district is underlined by murals created by Polish and foreign artists. Within walking distance of the project, there are shops, discounters and supermarkets, as well as a park and the Warsaw Zoo.
“After the small, high-end apartment building in Warsaw’s Sadyba neighbourhood and the currently finalised project in Stare Podgórze in Cracow, now it is time to return to Warsaw with our new investment developed in the up-and-coming district of Praga Północ,” said Tymon Nowosielski, President of the Board, Eiffage Immobilier Polska. “The unique selling point of this location is the combination of the restored pre-war architecture with the district’s dynamic growth and short commute times to the city centre.”
“Stalowa 27” is the third investment project of Eiffage Immobilier Polska. The first project developed by the company is the small apartment building “Villa Sadyba” in the Warsaw neighbourhood of Sadyba and the second one – “Dom przy Źródle” in the Cracow district of Podgórze.
