Eiffage builds over 400 new rental apartments for PFR Nieruchomości in Wrocław

Wrocław consistently ranks high in many rankings assessing quality of life and investment attractiveness – once again it has been named the best mid-sized city in Europe in the European Cities & Regions of the Future 2025 ranking, developed by fDi Intelligence, part of the UK’s Financial Times.

The city attracts young people with its universities and job market, while investors value strong cooperation with local authorities and expert staff. For future and current residents, PFR Nieruchomości is expanding its professional long-term rental offer by building two new residential estates – on Białowieska and Zatorska streets. Construction of both developments began in 2024 and is progressing on schedule.

“It is no coincidence that our largest construction projects are currently taking place in Wrocław. Every investment decision is preceded by our analytical team’s work, and Wrocław consistently receives very positive evaluations. We see a favorable business climate, capital inflows, and job growth – and for the people who choose to settle in the city professionally, housing is essential. Since new generations approach careers more dynamically, rental apartments are the ideal solution, offering both stability and flexibility,” said Grzegorz Tomaszewski, President of PFR Nieruchomości.

The Białowieska Street estate is being developed right next to walking paths and green areas by the Oder River. It will consist of three buildings housing 477 apartments. Architects from Group-Arch designed interiors with panoramic floor-to-ceiling windows, providing residents with a greater sense of space and natural light. The general contractor, Eiffage Polska Budownictwo, is currently finalizing work on the foundation slab, insulation, and underground installations, while also beginning construction of the access road. The entire project is being delivered using modern BIM technologies, allowing for precise schedule and quality management. According to the plan, by June 2025 the project will reach the so-called “zero state” – the stage at which the building’s structure is completed up to ground floor level.

“Eiffage Polska Budownictwo is one of the key contractors in the PRS market, specializing in residential construction in Poland’s largest cities. We are successfully applying our experience from institutional rental projects in Warsaw – e.g., on Białowieska and Postępu streets – and in Kraków, at al. 3 Maja, to our current work in Wrocław, where we are delivering the city’s largest PRS investment. Residents of Lower Silesia’s capital may already recognize us as the contractor behind landmark developments such as the OVO complex on Podwale Street, the modern Infinity office building on Legnicka Street, or HB 1820 on Haukego-Bosaka Street. We are also responsible for the Atmo residential project on green Kępa Mieszczańska – one of Wrocław’s most desirable housing locations. Now, our latest PRS project joins this portfolio, setting a new standard for comfortable rental housing tailored to modern urban lifestyles, as an alternative to home ownership,” said Marek Kowalik, COO of Eiffage Polska Budownictwo.

PFR Nieruchomości has been investing in rental housing across Poland for over 10 years. The company is involved in city-shaping and socially responsible projects. It is part of the Polski Fundusz Rozwoju (Polish Development Fund) Group, which supports the country’s sustainable development and the implementation of major investment projects. The company manages two investment funds, under which more than 7,200 rental apartments have already been built.
