Eiffage Polska Budownictwo awarded contract for an office and service building in Kraków

Eiffage Polska Budownictwo will deliver a modern office and service development in Kraków. The contract also covers landscaping and technical infrastructure works. The investor is Soneta, while the substitute investor – responsible for conducting the tender process as well as supervising and monitoring construction – is G2J Consulting, an advisory and consulting firm providing comprehensive investment project support.
The building, named “Soneta”, will be located in the Podgórze district, near Kapelanka, Brożka, and Grota Roweckiego streets. It will comprise nine above-ground floors and two underground levels with a garage offering nearly 130 parking spaces, plus more than 30 additional spaces next to the building. The new development, with a total area of 8,670 sqm, will provide space for offices and service units.
A distinctive feature of the office building will be its geometric, modular structure, consisting of several staggered levels, giving it a dynamic and irregular appearance. The upper floors will feature green terraces, enhancing biodiversity while offering future employees additional comfort. Glazed façades will ensure ample natural light inside and provide attractive panoramic views.
An example of sustainable construction
The building has been designed to minimize its environmental impact. It will pursue BREEAM certification at the “Very Good” level, which includes a high degree of energy efficiency. The project will also preserve meadow habitats and existing trees along the river.
Construction works began on January 7, 2025, and completion is scheduled for July 2026. The building was designed by Kałuża Architekci, with Soneta as the investor.
Kraków will gain an elegant and architecturally distinctive development that combines office and service functions, naturally complementing this part of the district.

Another standout EPB project in Kraków
Eiffage Polska Budownictwo has already completed many landmark projects in Kraków. These include the modern Class A Enterprise Park office complex in Podgórze, the Angel Wawel apartments on the Vistula boulevards at the foot of Wawel Castle – a revitalisation and expansion of a 16th-century former monastery – and the Hilton Hotel near Kraków–Balice International Airport. The company was also responsible for the recent modernisation of the Wisła Kraków Stadium as well as the construction of the Jagiellonian Innovation Centre complex.
