All works are scheduled to be completed only one month later than the original completion date under the general contractor agreement signed earlier. The additional works commissioned to Eiffage have increased the value of the core contract by more than 50%.<\/b><br \/>\nThe office and services building under construction in ul. \u017byczkowskiego has 6\u00a0storeys (including 5 above ground). Its gross floor area will be just short of 7,500 sqm. The investor, and future sole user, is Marketing Investment Group S.A.<br \/>\nThe extension of the scope of works has been planned in two stages. In Stage 1, Eiffage will design all installations necessary for fitting out the interiors of office spaces and common areas. Stage 2 will comprise comprehensive execution of all planned fit-out works followed by obtaining the building occupancy permit, covering also the arrangement of all interiors.<br \/>\nIn the MIG building, a number of state-of-the-art green solutions will be applied, which will help significantly reduce its running costs, as well as its environmental footprint. A modern, ventilated fa\u00e7ade will be the building\u2019s distinguishing feature. Inside, a smart lighting monitoring system will help reduce energy consumption. Also, a range of interesting integrated solutions will be implemented in the water and wastewater, as well as the HVAC systems.<br \/>\n<b>Project in numbers:<\/b><\/p>\n<ul>\n<li>Address: ul. \u017byczkowskiego, Cracow<\/li>\n<li>Number of storeys: 6 (5 above ground, 1 underground)<\/li>\n<li>Gross Floor Area: 7,490.11 m<sup>2<\/sup><\/li>\n<li>Gross Building Volume: 27,993.32 m<sup>3<\/sup><\/li>\n<li>General Contractor: Eiffage Polska Budownictwo<\/li>\n<li>Investor: MIG Real Estate Sp. z o.o.<\/li>\n<\/ul>\n<p>\u00a0<br \/>\n<b>SOLUTIONS AND TECHNOLOGIES APPLIED<\/b><br \/>\nFa\u00e7ade<br \/>\nThe ventilated fa\u00e7ade will be made of Reynolux composite panels. An important advantage of a ventilated fa\u00e7ade is its ability to dissipate hot air in hot weather through ventilation gaps, which cools the thermal insulation and the building\u2019s walls. The use of composite panels will provide the fa\u00e7ade with increased resistance to the harmful effects of atmospheric factors.<br \/>\nThe fa\u00e7ade will feature solar control glass with high performance coatings of the following composition: COOL-LITE SKN 165 II 10mm + ESG16mm + AR 90%FLOAT CLEAR 6mm + ESG16mm + AR 90%LAMI 66.2. The glazing will be characterized by the highest level of soundproofing \u2013 the Weighted Sound Reduction Index (Rw) of 45 dB. At present, the Rw factor for standard windows is about 30 dB.<br \/>\nLighting<br \/>\nInside the building, a smart lighting control system has been designed and implemented, which will monitor i.a. the weather conditions as well as any changes in the users\u2019 behaviour. The system will provide the right amount of light to all workplaces in the building, making full use of daylight, while automatically responding to the presence of occupants, or lack thereof, in the particular areas. If no presence is detected in a given area, the lighting will be automatically switched off. This will enable ongoing control and monitoring of electricity consumption, thus helping continuous savings during the building\u2019s operation.<br \/>\nMechanical ventilation<br \/>\nFresh air will be delivered into the building through the top-of-the-range installations: GOLD air handling units manufactured by Swegon, the market leader in energy efficient ventilation and indoor climate systems. For the GOLD range, the temperature efficiency of heat recovery on the rotary heat exchanger is up to 80%. Fans with EC IE4 motors used in the units have significantly improved their efficiency and energy consumption parameters. As a result, the GOLD units were certified as A-class in the 2018 EUROVENT ranking.<br \/>\nIn conference and training rooms, which are characterised by high variability in the intensity of use, the investor decided to use VAV controllers steered by air quality sensors detecting CO<sub>2<\/sub> levels, which will ensure the highest comfort for people staying in these rooms, while at the same time reducing energy costs.<br \/>\nAir-conditioning<br \/>\nThe VRF (Variable Refrigerant Flow) air-conditioning system in the MIG office building is comprised of Mitsubishi Electric appliances. The R2 series is the only twin-pipe system in the world that performs the function of simultaneous heating and cooling with heat recovery. This is particularly important in Polish climate. The prevalence of transitional and variable weather patterns, as well as the specific nature of office buildings in terms of heat gain and loss mean that some office space may need to be cooled while at the same time others may need to be heated.<br \/>\nWater and wastewater system<br \/>\nNowadays, water efficiency is increasingly becoming a challenge also in offices. For this reason, in the sanitary units are applied the highest quality technical solutions aimed at rational water consumption, among others:<\/p>\n<ul>\n<li>2- or 4-litre flushing of the toilet bowls<\/li>\n<li>1.7-litre automatic basin mixers<\/li>\n<li>electronic cisterns for urinals<\/li>\n<\/ul>\n<p>Additionally, at the investor&#8217;s request, the water systems are equipped with electromagnetic shut-off valves, whose task is to eliminate uncontrolled leaks. In sanitary units and kitchens, the valves are open only when presence of potential users is detected by special sensors; if no one is present in the monitored area, the water is cut off in the entire unit. This way, these areas are protected against flooding in the event of water pipe rupture or uncontrolled leakage in the absence of users.
