Big debut on Wrocław’s property development market

Eiffage Immobilier Polska – a developer belonging to one of Europe’s largest construction groups – is starting its operations in Wrocław. Its debut residential development project will be Atmo in Kępa Mieszczańska. The pre-sale of apartments is just starting.

Eiffage Immobilier Polska is part of Eiffage – a construction group of French origin. Its achievements include world-renowned buildings such as the glass pyramid of the Louvre, the Sydney Opera House, or the Louis Vuitton building in Paris. In Poland, the Group has completed almost 700 construction projects in more than 30 years. In Wroclaw, Eiffage is known as the general contractor of such projects as OVO, Thespian, or Angel Care – currently Rezydencja na Dyrekcyjnej. Now, the company is making its début in the city as a developer.

In Wrocław, Eiffage Immobilier Polska is starting its operations at Kępa Mieszczańska, where it will build Atmo – a complex of two 6-storey buildings at 13 Dmowskiego St. The development project will house 113 high-standard apartments of 26 to 145 sqm. (from studios to 5-room flats). The flats will feature balconies, loggias, and terraces, and there will be gardens on the ground floor. They will also have panoramic windows. The building will be equipped in facilities allowing  the air conditioning systems to be installed. The complex will offer 136 parking spaces in the underground garage and 6 service establishments on the ground floor.

Location and architecture

One of Atmo’s biggest advantages is its location on the biggest, green island in the centre of Wrocław – Kępa Mieszczańska. It is surrounded by two arms of the Odra River, behind which lie the atmospheric district Nadodrze, the Old Town with the Market Square, and Szczepin. – Atmo is a place created for lovers of diversity, for those looking for original sensations and interesting experiences. Its location on Kępa Mieszczanska allows you to be close to the city’s events and at the same time enjoy privacy, peace, and the river. We will build Atmo at the meeting point of a few spheres: comfortable life, relaxation, entertainment, culture, and business – announces Sebastian Bieńkowski, Project Director with Eiffage Immobilier Poland. Atmo’s unquestionable advantage will be the direct vicinity of the planned Central Park, a 4-hectare park with a recreation and sports zone, which is to be built taking into account the residents’ ideas. The property developer is involved in the social consultation process with respect to this undertaking.

What will make Atmo stand out is also the architecture. Designed by the renowned Zbigniew Maćkow studio, the buildings have been given a loft-like character, noticeable in elements of the façade (brick), entrance areas (glazing), service establishments (cross vaults), and lifts. – Atmo is a unique project, full of unconventional ideas that will distinguish the complex. The building combines the advantages of a metropolitan location with the understanding of the very important human needs for privacy and relaxation – explains Zbigniew Maćków.

The Atmo complex was designed with respect for the history of the place. One of the buildings will incorporate the façades of a former stable, which in the nineteenth century was part of the military barracks in Kępa Mieszczańska. – Thanks to the inclusion of the stable in the design, Atmo will be consistent with the surrounding architecture, and history will stay there for future generations – asserts Sebastian Bieńkowski

The illumination of the front façade and the ambient lighting of the common areas of the building will provide the right mood. Moreover, well-known and respected artists have been invited to design these spaces’ décor, due to which the development’s industrial character will be emphasised and the project will gain aesthetic features in the art deco style. The meeting place is to be the residents’ club. Also worth a mention are the environmentally friendly elements of the project: the green patio, bicycle racks, and electric vehicle charging station.

Construction works are planned to start at the turn of 2020/2021. The date of the development project’s completion, according to the schedule, is the third quarter of 2022.

Atmo is the fourth residential project carried out by Eiffage Immobilier Polska. Earlier, the company developed Villa Sadyba, a cosy apartment building in Warsaw ana 80 flats of Dom przy Źródle in Krakow’s Podgórze district. Currently, construction of the project Stalowa 27 in Warsaw (a modern tenement house in Praga district) is underway.
